If you are buying a house in VA, the seller pays the commission, not you. If that is what you mean by 3% of real estate fees?
You could get your RE license, but taking the course work does not qualify you to work in sales. You must also take and pass the exam in VA and affiliate with a brokerage
Unless your company has restrictions on you buying a short sale or foreclosure, no. But they are time-consuming and have their own headaches. Do you need that on top of moving out of state?
Cost they should pay? Those are probably pre-determined but you might be able to negotiate. Speak to your HR department or whoever is your representative for this move.
See if your company offers relocation assistance. If so they should already deal with a local real estate company who would refer them to a Realtor in your new area to assist you in house hunting.
